Victoria’s gas-out policy — what to install in 2026.
Victoria’s Gas Substitution Roadmap is progressively phasing gas out of homes. New builds since 2024 can’t connect to gas for hot water; existing homes can still replace like-for-like, but it’s now a 10–12 year decision that may be your last gas appliance. Heat-pumps qualify for the $1,000 Solar Victoria rebate plus STCs, dropping a 280L Sanden, Reclaim or Stiebel Eltron unit to roughly $3K–$4.5K net — cheaper than replacing gas. We’re on the Solar Vic-approved installer list and lodge the rebate paperwork on your behalf.
Older South East suburbs have units hitting the failure curve.
Berwick, Cranbourne, Narre Warren, Hampton Park and Endeavour Hills grew rapidly through the 1990s and 2000s — meaning a huge swathe of homes have 12–15 year old gas storage units now at end of life. Rheem Stellars, Bosch internal storage, early Rinnai Infinity 24s are the units we replace 4–6 times a week. Telltale signs: water around the base of the unit (cylinder leak, not the relief valve), longer recovery times, rusty staining at the tundish. Once the cylinder leaks, it’s done.

Undersizing is the #1 reason people complain about a new system. We size by family count and simultaneous-outlet demand: a 3-person Berwick household wants a 250L storage tank or a 20L/min instantaneous; a 5-person Endeavour Hills home wants 315–400L storage or a 26L/min Rinnai Infinity. For heat-pumps the smaller 200L tanks recover too slowly — we default to 280–300L for 3–4 person homes. AS 3500.4 and AS/NZS 4234 dictate the spec; we follow them.
