The South East hot water picture in 2026.

South East Melbourne’s housing stock spans 1970s brick-veneer retirement homes through to brand-new turn-key Cardinia estates. The common thread: a wave of 12–15 year old gas units (storage and early instantaneous) hitting the failure curve right now, layered over Victoria’s gas-out policy direction.

For most owner-occupiers in 2026 the smart play is to convert from gas (or electric) to heat-pump while the Solar Victoria rebate remains open. A $1,000 rebate plus STCs typically drops a quality 280–315L heat-pump (Reclaim, Sanden, Stiebel) to $3K–$4.5K net — on par with a like-for-like gas replacement, and saving $400–$700/year on running cost.

For landlords, like-for-like gas replacement still works financially short-term, though Victoria’s minimum rental standards on hot water are tightening and the long-term direction is electrification. We’ll quote both honestly.
