How to get 15 years out of a hot water system in South East Melbourne: the schedule
Two jobs decide whether your tank dies at 8 years or runs past 15: lifting the relief valve twice a year, which is free and takes 30 seconds, and replacing the sacrificial anode at 5 to 7 years for $220 to $380. Do both and a $1,500 to $2,800 storage unit typically returns 12 to 15 years of service instead of 8 to 10. Skip them and you buy the next unit early, plus whatever the leak damages on its way out. What actually kills hot water systems in this part of Melbourne
Maintenance advice written for the whole country misses what matters locally. Here is what genuinely shortens the life of a unit across Casey and Cardinia.
- Cold winter inlet water. Mains water arriving at around 10°C in July, against roughly 20°C in January, means the unit has to lift every litre by an extra 10 degrees to reach the same 60°C storage temperature. Elements and burners work harder and longer through winter, which is exactly why most failures here happen between May and August, not in the heat.
- Anode depletion, not scale. Melbourne draws from protected catchments and the water is soft, so limescale is a much smaller issue here than in Adelaide or Perth. Our tanks fail from the inside because the sacrificial anode has been consumed and nobody replaced it. That is the single highest-value maintenance item in this region.
- Frost in the foothills. Beaconsfield Upper, Officer and the higher parts of Berwick get genuine frost. Heat pump efficiency drops as ambient temperature falls, condensate lines can freeze, and exposed pipework needs proper lagging. If you are choosing a heat pump for a frost pocket, ask specifically about performance at low ambient temperatures rather than the headline efficiency figure.
- Tree litter. Eucalypt and wattle debris packs into heat pump evaporator fins and settles on solar collectors. A blocked evaporator makes the compressor work harder for less output, and it is a five minute job to prevent.
- Reactive clay. Much of Clyde North, Officer and Cranbourne East sits on reactive clay that moves seasonally. That movement stresses rigid connections and tank stands, and it is worth a look at the pad and the pipework once a year.
- Storms and outages. Summer storms take the power out, which resets heat pump controllers and off-peak timers, and strong wind blows out pilot lights on exposed older gas units. Neither is a fault, but both generate callouts we could all do without.
- Salt air, only near the water. This is not a Berwick problem. Down toward Tooradin and Warneet on Western Port it is real, and stainless or coated components earn their money there. Anywhere inland, salt corrosion is not what is killing your tank.

What voids a manufacturer warranty
Warranty claims on hot water units get declined more often than people expect, and almost always for one of a short list of reasons. Cylinder warranties are commonly 5 to 10 years, heat pump compressors are typically shorter than the tank they sit on, and labour is nearly always separate from the part.
- Installation by an unlicensed person, or with no compliance certificate. This is the big one, and it also affects insurance. See our compliance certificate page and the site's DIY versus licensed installer guide.
- No tempering valve where one is required. Storage water is held at 60°C and above to control bacteria, and delivery to personal hygiene outlets is limited to a maximum of 50°C. Removing or omitting that valve is both a safety breach and a warranty exclusion.
- Excessive mains pressure without a pressure limiting valve. Every unit has a maximum supply pressure printed on the plate. Exceed it and the manufacturer will point at it.
- No maintenance on the relief valve or the anode. Several manufacturers specify these intervals in the warranty conditions, which is why a dated service invoice is worth keeping.
- DIY parts and repairs. A homeowner-fitted element or thermostat ends the warranty on the whole unit, not just the part.
- Wrong clearances or an illegal condensate discharge on a heat pump. Airflow clearances and drainage are install requirements, not suggestions.
What we will not sell you
Three honest constraints, because maintenance is where this trade oversells hardest.
We do not sell annual service plans for modern continuous flow gas units. They are the lowest maintenance hot water product available, and unless the water runs discoloured, the flame is unstable or the unit is throwing fault codes, a check every 2 to 3 years is plenty. Paying $200 a year for someone to look at a healthy Rinnai or Bosch unit is money you do not need to spend.
We do not fit water conditioners or filters to protect a hot water system. Melbourne water is soft. In hard-water parts of Australia those products have a job. Here, they are solving a problem you do not have, and the money is far better spent on the anode.
We will not sell you an anode for a tank past about 12 years. At that age the cylinder lining has usually already been compromised, and a $300 anode buys uncertain time on an asset that is close to done.
